Getting rid of an undesirable rental property

The city of Jacksonville is growing rapidly.

There is a steady influx of new people. Because of this, I decided to purchase an apartment building with four units. I bought the property at a very reasonable price because it was in very poor condition. I invested considerable time, money and effort into renovations. I updated the kitchen, bathrooms and appliances. I installed new windows, a water heater, floors and gutters. I painted the interior walls and the exterior. I had the roof repaired, the electric panel updated and the air conditioner professionally serviced. When I offered the apartments for rent, I was very careful about the tenants I chose. Unfortunately, the tenants quickly became a nightmare. They constantly called me to make repairs and improvements. They were late with their rent and sometimes failed to pay. They caused a tremendous amount of damage. Because of the garbage piled up, the property became infested with cockroaches and rats. There was mold and mildew growth. The deterioration of my building was upsetting and stressful. I was unwilling to deal with all of the requirements, complexities and delays associated with a conventional sale. Instead, I chose to go through a cash home buyer. I was able to procure an offer via an online contact form. Within a span of two weeks, I signed the papers, closed on the property and got my money. I was delighted to unload that building and turn over the headache of those renters to someone else. While I love the city of Jacksonville, I will not be buying another rental property.
