Switching from a realtor to a cash home buyer

|

Last month, I sold my Jacksonville, Florida, home to a cash buyer.

  • I had seen advertisements for cash buyers on billboards along the highway.

I’d heard their promotions on the radio and even received flyers in the mail. I always thought it was a type of scam. I expected the offer to be considerably lower than what I’d get from a conventional sale. Initially, I listed my home with a realtor. She had all sorts of advice about fixing up my property. She wanted me to devote time, money and energy into landscaping, painting, new appliances and all sorts of improvements. If I had the inclination to renovate my home, I’d have wanted to remain in it. The conventional sale also required an appraisal and a home inspection. The inspection resulted in a considerable list of minor and not-so minor repairs. When added up, the maintenance would have cost quite a bit. There was then no guarantee that I would find a buyer. The buyer would be reliant on securing bank financing. I’ve learned that money problems are the leading cause of real estate deals falling through. I wasted several months working with a realtor. There seemed to be no hope of selling the house. I ultimately contacted a cash home buyer. This eliminated the requirements and the risks. The cash home buyer had sufficient money to purchase the property outright. I didn’t have to deal with inspection contingencies. There were no demands to make repairs, no negotiations and no delays. The cash home buyer saw to the complicated paperwork and facilitated the whole process.
